Soft washing is a controlled exterior-cleaning method used to treat mould, algae, lichen, dirt, grime and other organic build-up on suitable exterior surfaces. MHCC tailors the cleaning solution, dwell time, pressure and rinse process to the material, coating and condition of each home.

What is soft washing?

Soft washing is a controlled exterior-cleaning method that uses carefully selected cleaning solutions, appropriate dwell time, low-pressure application and thorough rinsing. Unlike aggressive pressure washing, the cleaning solution does most of the work by breaking down organic contamination rather than relying on water force alone.

It can help treat:

  • Mould

  • Algae

  • Lichen

  • Dirt

  • Grime

  • Organic exterior build-up

Before recommending soft washing, MHCC considers the material, paint or coating, age and condition of the surface.

Why low pressure matters

A low-pressure approach can be appropriate for surfaces that may not respond well to aggressive pressure cleaning. Excessive pressure can potentially affect some painted surfaces, finishes, seals or more delicate building materials, and may force water into areas where it is not wanted. Pressure cleaning still has a place; MHCC chooses the method that suits the surface and the result required.

What can be soft washed?

Following inspection, soft washing may be suitable for:

  • Weatherboard homes

  • Painted exterior surfaces

  • Render

  • Exterior cladding

  • Eaves and fascias

  • Garages and outbuildings

  • Fences

  • Exterior architectural features

  • Other suitable exterior surfaces following inspection

Every material is different. Surface type, finish, age and condition are assessed before MHCC recommends a cleaning method.

A tailored approach to every home

MHCC does not use a one-size-fits-all process. Before treatment, the work plan considers:

  • Surface type and condition

  • Type and level of contamination

  • Age and condition of paint or finishes

  • Access

  • Gardens and landscaping

  • Outdoor furniture and adjoining surfaces

  • Drainage

  • Rainwater tanks and connected downpipes where relevant

Considered cleaning around your property

MHCC uses carefully selected cleaning solutions and biodegradable surfactants where appropriate. Products are diluted according to the surface and level of contamination, applied in a controlled way and thoroughly rinsed.

Pre-wetting and rinsing are used where appropriate, with care around gardens, plants, adjoining surfaces, drainage and rainwater systems. The method is planned around the property rather than applied as a blanket process.

Complete the exterior refresh

Combine a house soft wash with professional exterior window cleaning using MHCC’s DI pure-water system. Cleaning the building exterior first and finishing the glass afterwards creates a more complete, coordinated presentation.
